Pre-Purchase: Our standard and most common type of inspection, typically requested by the buyer during a residential or commercial real estate purchase.

Pre-Listing: This inspection is requested by the seller of the property in order to identify any potential defects in their home prior to putting their home up for sale. This can also be used as a potential marketing tool to highlight the quality of a home or in order to speed up closing on the sale by offering the home as ‘pre-inspected’ to potential buyers.

New Home Warranty: Most new home builders include a one-year warranty with the purchase of their houses. A homeowner may want to have a professional inspection done on their home before the builder’s warranty expires. The homeowner can then pass the report on to their builder’s warranty department for adjustments, repairs or replacements of home components.

**All pricing is the same for our services regardless of what type of inspection is being conducted.**

Note: All inspection services include thermal imaging and videos of all interior walls, appliances and key plumbing and electrical components.

Pre-Purchase Home Inspection

A detailed and educational inspection for single-family homes, duplexes, and townhomes, Whether you are a home buyer, seller, homeowner, or investor, we will deliver an exceptionally detailed and informative home inspection report helping you understand the condition of the home with confidence and clarity.

New Home Warranty Inspection

A new construction inspection helps identify deficiencies, incomplete work, and potential concerns before possession or during the builder warranty period. Our new home warranty inspections help homeowners uncover concerns before your builder’s warranty expires so issues are fixed by the builder and don’t become your responsibility.

Apartment Inspection

A practical inspection of the accessible systems and components within an apartment-style home, giving buyers and owners a clear understanding of the unit’s condition, maintenance needs, and potential concerns. This includes items on the exterior of the unit which may need to be brought to the attention of the condo board for repair.

Pre-Board Construction Inspection

A pre-board inspection reviews key components and systems such as framing, mechanical, electrical, plumbing, insulation, and building envelope details. We will generate a detailed report you can share with your builder before drywall is installed, while they are still visible and accessible so that repairs or changes can be made by the builder in a more efficient manner.

Mobile/Modular Inspection

A mobile home inspection helps clients better understand the condition, safety, and maintenance needs of a manufactured or mobile home, with attention to the systems and components that make these homes unique such as crawlspaces, blocking and utility entrances (access permitting).

Commercial Inspection

A commercial inspection helps buyers, owners, tenants, and investors understand the condition of a commercial property, with practical insight into building systems, maintenance priorities, and areas that may require further evaluation.

We do our best not to charge additional fees however due to the added time required to complete some inspection tasks we do charge an additional fee.

Basement Suite (Additional Kitchen) – $100

Acreage Outbuildings (Shop/Horse Barn) – $200 per outbuilding

Travel Fee Greater than 150 Km from Cochrane Alberta – $50

Additional Services

Additional services can be added to any inspection type noted above or can be ordered individually.

Sewer Scope

Standard home inspections do not cover the structural integrity or condition of sewer and drainage line systems. With a video camera inspection on your sewer line, you’ll be able to know if your sewer lines are being compromised by: tree roots, debris, broken drain lines, clogs, sewer pipe misalignment. If there is a sewer problem identified with your video sewer inspection, you can negotiate to get it fixed before you move in or to take the cost of repairs out of the home purchase price

  • Testing is completed NASSCO certified technicians.

  • Picture and video as well as a detailed report will be sent to you and also be included with the home inspection report.

Short Term (96 Hour) Radon Testing

Radon is a naturally-occurring radioactive gas that can cause lung cancer. Radon gas is inert, colorless and odorless. Breathing radon over time increases your risk of lung cancer.

During a short-term Radon test we will attend the home and set up a commercial grade Radon detection monitor for a duration of 96 hours (min).

  • Upon completion of the test a digital report will be sent to you and also be included with the home inspection report.
  • A quote for mitigation is also provided if mitigation is recommended. This is a useful tool when negotiating with the Home Seller as you will be able to accurately include this cost in the negotiation

WETT Inspection

A WETT (Wood Energy Technology Transfer) inspection is a comprehensive assessment of wood-burning appliances, such as stoves, fireplaces, and chimneys, to ensure they comply with local building codes and safety standards.

  • Often required when obtaining home insurance on a home with a wood burning fireplace/stove.

Well, Septic and Water Quality Testing

  • Understand the water quality of the home with certified laboratory water quality testing, clear health risks analysis, and unbiased treatment recommendations.
  • Comprehensive Report with expert client support from certified lab technologists
  • 3-5 day turnaround for results.

Thermal Imaging

  • A comprehensive, room by room report including thermal images, video, deficiency lists etc.
  • Thermal imaging of all exterior doors, windows walls and ceilings.
  • Thermal images of all major appliances and plumbing fixtures.
  • **Thermal Imaging is included on all standard home inspections at no additional cost**
