Services Offered

Pre-Purchase: Our standard and most common type of inspection, typically requested by the buyer during a residential or commercial real estate purchase.

Pre-Listing: This inspection is requested by the seller of the property in order to identify any potential defects in their home prior to putting their home up for sale. This can also be used as a potential marketing tool to highlight the quality of a home or in order to speed up closing on the sale by offering the home as ‘pre-inspected’ to potential buyers.

New Home Warranty: Most new home builders include a one-year warranty with the purchase of their houses. A homeowner may want to have a professional inspection done on their home before the builder’s warranty expires. The homeowner can then pass the report on to their builder’s warranty department for adjustments, repairs or replacements of home components.

Single Family and Duplex Home Inspection

$500 plus GST

  • Attached and/or Detached Garage Included
  • Flat rate fee, Up to 3000 sqft. above grade.

Townhome Inspection

$450 plus GST

  • Attached and/or Detached Garage Included
  • Flat rate fee

Apartment Inspection

$350 plus GST

  • Includes all standard interior inspection items as well as inspection of the immediate exterior of the apartment unit and common areas of the building for defects which the buyer should be aware of as condo board responsibilities.
  • Flat rate fee

Estate Home Inspection

$600 plus GST

  • Attached and/or Detached Garage(s) Included
  • Flat rate fee,  Over 3000 sqft. above grade.

Mobile/Modular Inspection

$400 plus GST

  • Includes all standard interior & exterior inspection items.
  • Includes inspection of crawlspace, blocking and utility entrances (access permitting).
  • Flat rate fee

Commercial Inspection

We do our best not to charge additional fees however due to the added time required to complete some inspection tasks we do charge an additional fee.

Basement Suite (Additional Kitchen) – $50

Thermal Imaging

$250

  • A comprehensive, room by room report including thermal images, video, deficiency lists etc.
  • Thermal imaging of all exterior doors, windows walls and ceilings.
  • Thermal images of all major appliances and plumbing fixtures.
  • **Thermal Imaging is included on all standard home inspections at no additional cost**

Indoor Air Quality / Mold Testing

$400

  • Air sampling: Sampling of the inside and outdoor air is conducted and the results to the level of mold spores and other allergens inside the premises and outside are compared..
  • Surface samples: sampling the amount of mold spores deposited on indoor surfaces (tape, and dust samples).
  • Bulk samples: the removal of materials from the contaminated area to identify and determine the concentration of mold in the sample.
  • All sampling completed as per IAC2 Standard of Practice
  • Includes sampling, shipping and analysis at an IAC2 certified lab
  • Turnaround time is approx 2-5 business days

Short Term (96 Hour) Radon Testing

$300

Radon is a naturally-occurring radioactive gas that can cause lung cancer. Radon gas is inert, colorless and odorless. Breathing radon over time increases your risk of lung cancer.

During a short-term Radon test we will attend the home and set up a commercial grade Radon detection monitor for a duration of 96 hours (min).

  • Upon completion of the test a digital report will be sent to you and also be included with the home inspection report.
  • A quote for mitigation is also provided if mitigation is recommended. This is a useful tool when negotiating with the Home Seller as you will be able to accurately include this cost in the negotiation

Sewer Scope

$300

Standard home inspections do not cover the structural integrity or condition of sewer and drainage line systems. With a video camera inspection on your sewer line, you’ll be able to know if your sewer lines are being compromised by: tree roots, debris, broken drain lines, clogs, sewer pipe misalignment. If there is a sewer problem identified with your video sewer inspection, you can negotiate to get it fixed before you move in or to take the cost of repairs out of the home purchase price

  • Testing is completed NASSCO certified technicians.

  • Picture and video as well as a detailed report will be sent to you and also be included with the home inspection report.

Well, Septic and Water Quality Testing

WETT Inspection

$150 Per Fireplace

A WETT (Wood Energy Technology Transfer) inspection is a comprehensive assessment of wood-burning appliances, such as stoves, fireplaces, and chimneys, to ensure they comply with local building codes and safety standards.

  • Often required when obtaining home insurance on a home with a wood burning fireplace/stove.
